Sarasota Home sales in June Remain Strong

The Sarasota Association of Realtors reported a slight drop in single-family home and condo sales in June in the metro Sarasota and Manatee County area. 728 homes and condo sales closed during June compared to 796 in May.

Two positive signs of the overall health of the Sarasota real estate market were (1) that the median sales price for single-family homes, at $175,000, was the highest level in over a year and (2) the inventory of homes for sale dropped to the lowest level in over a decade.

In four of the six months of 2011 to date, Sarasota real estate sales have exceeded the 700 level. Pending sales of 754 in June were also down slightly from the May level of 841 reflecting the area’s typical seasonal slowdown as snow birders return home.

There were 510 single-family home and 218 condo closings in June. The current level of home sales is the strongest it has been since the real estate boom of 2003-2005. June's real estate sales volume reflect a high level of buyer interest; close to the mini-boom level that occurred during the Federal Homebuyer Tax Credit incentive program last year.

The total available inventory of properties for sale dropped to 4,830, the equivalent of 5.9 months of inventory of single-family homes and 8.2 months of condominium inventory both far below the highs of 25.3 months for single-family homes in early 2009 and 41.7 months of condominium inventory in late 2008. A 6 month level of inventory is considered to be the point at which buyer and seller interest are in equilibrium. “It is encouraging to see how the Sarasota real estate market has continued its strong momentum in the face of continuing weakness in the national and state economies,” said Sarasota Association of Realtors President, Michael Bruno. “The inventory of available properties, which is lower than it has been since the 1990s, is a very important statistic," he said. Historically, a reduction in the inventory of homes for sale leads to increased prices as buyers begin once again to "compete" for the most attractive properties.

The percentage of distressed sales (short sales and foreclosures) was 38% in June compared to the high point of 51% in November, 2010.

Dick Plumb, an experienced Sarasota and Bradenton real estate expert says, "all of this points to a Sarasota real estate market continuing to recover across the entire market area from Bradenton on the north to Venice on the south including the barrier islands, Longboat, Siesta, Lido and Casey Key." People who have been considering buying a primary or second home anywhere in Sarasota or Manatee County would be well advised to come to town now while home and condo prices are still more attractive than they have been in the past or are likely to be for much longer.

Siesta Key Ranked as the # 1 Beach in America

While frequently the "first runner-up," this year Siesta Key beach has won the title of the "Nation's Top Beach" last week.

Steven Leatherman, (known to many as Dr. Beach) and director of the Florida International University Laboratory for Coastal Research, every year compares the best beaches in the country and selects the top 10 based upon 50 criteria. Those criteria include the look and feel of the sand, quality of the water, facilities available among other factors. The top possible score is 250 points; Siesta got 230 to win the competition this year.

Coronado Beach in San Diego, California, which placed at #1 last year, was the runner-up this year. Number 3 was Kahanamoku Beach in Hawaii, while #4 was Main Beach, in East Hampton, NY. Rounding out the top 5 was Cape Hatteras Beach in North Carolina.

Among other factors, Siesta Beach, a 40 acre quartz crystal, soft and powdery, pure white beach scored well on its shallow, warm water and gentle currents while losing a few points due to the heavy vista of condominiums.

Outlook Real Estate Sales in 2011 and Beyond

The following article includes a lot of information we found in an article written by Lisa Udy, an Ogden Utah real estate professional providing services for both home buyers and sellers of Ogden Utah homes. We have added our own thoughts to her article and hope you find it interesting reading.

2011 is a brand-new year for the housing market and while many real estate experts seem to be hopeful, the outlook is not all that favorable in the short-term in most real estate markets.

To put it bluntly, jobs are the key to a housing market recovery. Without job creation, homeowners will continue to face foreclosures and won't be able to qualify to buy a bigger home. With existing home inventories still high, housing in 2011 will not recover unless consumers have not only jobs, but also the confidence to snatch up the excess of homes already on the market.

Here are some points to consider:

There Will Be Few Buyers: There are too many people without jobs and lending standards are much more stringent. The pool of potential home buyers is dramatically smaller than just a few years ago and until that changes, a housing recovery cannot and will not happen. The job outlook is a bit more positive for 2011 than 2010 was, but we still have a ways to go.

The Government is Doing Nothing to Help Create Jobs It would certainly help if Congress could stop the in-fighting and point-scoring and address the critical need to create jobs. While both the Republicans and Democrats ran on a job-creation platform last year, they are spending virtually all of their time fighting over social issues and the budget, and not a minute figuring out how to grow the number of jobs.

Interest Rates Will Remain Low: With a fragile economy, the Fed is expected to keep interest rates low for at least the rest of 2011. Low interest rates make homes more affordable and that, in itself, will be perhaps the one bright spot in the housing market and a source of some demand. If, however, rates are driven up by inflation or as a result of the Fed pumping so much money into the system, the nascent housing recovery we are just beginning to see a glimmer of in some markets will come to a halt.

McMansions Are Out: There has been a clear trend for the past couple of years that will continue. Home buyers are no longer interested in huge homes. Everyone seems to be downsizing or looking to save money.

Seniors are looking for smaller, more open floor plans in homeowner association communities where some or all of the exterior maintenance is done by the association. First time buyers are looking for smaller homes in walkable, affordable neighborhoods with good schools and reasonable property tax rates.

If you're currently living in a large home,selling your home in the near future will be more difficult do to this downsizing trend.

"Flipping" is also out The speculators have been driven out of the housing market. There are no longer opportunities to buy a home and then resell it within a year or two and capture a nice profit. Those days are gone -- "good riddance," say the authors of the Real Estate of Florida website and blog.

Today's home buyers are thinking more long term with their home purchases and this trend will continue. Home buyers today realize that that tactic is just not viable anymore. Home buyers will be more cautious and look into longer term home ownership. This trend will cause buyers to be more thoughtful about the homes they purchase thinking how this home will fit into their needs and plans over the next 20 years or more.

Prices In Many Areas Will Continue Falling:The bottom of the real estate market in many areas is still yet to come although the Sarasota Florida area seems to be showing more signs of life and stability than other areas.

There Are Still Lots of Foreclosure Properties: Many banks have stopped the practice of processing foreclosures with incomplete paper trails so there are homes still waiting to be foreclosed upon so banks can move them off the books. Once the paperwork process is fixed, banks will start foreclosing again, although at a slower pace to make sure they're doing it correctly. The Federal Reserve estimates that there are 2.5 million homes expected to foreclose in 2011, about the same as in 2010, with another 2.0 million in 2012. As long as banks foreclose gradually, home prices in 2011 should continue on the stabilization trend.

New Home Construction Will Continue To Struggle: With few jobs and low consumer confidence, the home building industry will continue to struggle in 2011. With the increasing cost of the materials used to build a home and buyers just not confident that they'll even have a job by the time a home could be built, the home building industry will stay as depressed.

Opportunities Are Out There For Cash Buyers: As in 2010, cash buyers and investors will continue to have the upper hand over buyers making offers with financing contingencies. A smart private seller, and certainly the banks selling foreclosed properties, will accept a lower price if the contract has no financing contingency and even a lower price if there is no inspection contingency.
Banks are looking for quick sales to cash buyers who can close quickly. If you're a home buyer competing against cash buyers in 2011, be sure to make your offer as attractive as possible.

If you need a home now because you have relocated, there are certainly bargains available out there, but understand that while short-sales and foreclosures seem attractive, you are bidding against cash buyers and investors so your offer will have to be strong. If you are a first-time buyer, you need to be cautious because prices could easily fall a bit further before they start going up again.

According to Cheryl Stimac, a well-known Tampa Bay Florida real estate professional, if you are trying to sell a home right now, you need to listen carefully to what your Realtor says about the price of comparable houses today. It doesn't matter that someone down the street sold an equivalent house for $50,000 or more than the Realtor says you can get now. Price on average across the U.S. are at a nine year low and, you, like it or not, are selling it today, not 12 or 24 months ago. If you can't take the price drop, hang on to the home for a couple more years. Things may get better, but not real soon.

A Sarasota Gem - The Ringling Musuem and Mansion

If you are in Sarasota Florida renting a waterfront home or condo for the winter and if you've even been considering buying a waterfront home or condo here at some point, you owe it to yourself to become more familiar with one of the real treasures of Sarasota Florida, the Ringling Museum and Cà d’Zan Mansion.

John Ringling, one of the five original circus kings of the Ringling Brothers and Barnum & Bailey Circus, became a very wealthy man. In 1911, John and his wife, Mable purchased 20 acres of Sarasota waterfront property and built an ornate Venetian Gothic-style mansion, Cà d’Zan.

Like many wealthy Americans, John and Mabel gradually acquired an enormous collection of art objects and antiquities as they traveled throughout Europe seeking new circus acts. To store and display all these treasures, John had a huge gallery palace built on the property next to the Cà d’Zan mansion.

At his death in 1936, John Ringling bequeathed the art collection and mansion to the State of Florida. For 10 years after John’s death, while the Ringling Museum was opened occasionally, it was not well maintained. The Cà d’Zan mansion remained a private home while the State of Florida fought with various creditors over the fate of the estate.

By the late 1990s, the Cà d’Zan mansion was falling apart. The roof of the Museum leaked, and the historic Asolo Theater built on the property in 1957 had been condemned. The future of the estate was dim at best

But then, in 2000, the State of Florida transferred the property to Florida State University (FSU) and in 2002, provided almost $43 million to begin restoration of the property. With another $55 million in privately donated funds, FSU began transforming the property from a dilapidated series of buildings to the outstanding museum site it is today.

The Ringling estate is now one of the largest museum complexes in the nation. The Florentine style of the Ringling Museum emulates the Uffizi Gallery housing the Ringlings’ collection of European paintings, architectural details and fine art objects, The museum, in addition to the outstanding fine art collection inside, features a courtyard filled with replicas of Greek and Roman sculpture, including a bronze cast of Michelangelo’s David.

The national business news website, Portfolio.com, just named the Sarasota - Bradenton Florida area the most desirable community in the United States for retirement. This recognition follows others previously including when CNBC recently declared Sarasota to be the Best Place to Retire.

This honor is welcome news for the area which is just now recovering from the "Great Housing Collapse" and the deep economic recession. The Sarasota - Bradenton real estate market has been banking on a rebound in the number of retirees moving into the area to help its economy recover. And statistics show that that is exactly what is happening.

The Sarasota and Manatee County area ranks first because of its striking performances in several categories:

•Nearly 27% of its residents are 65 or older, the fourth-highest concentration of seniors in any market. That’s more than double the national average of 12.9%.
•Bradenton-Sarasota has a median age of 48.1. A median is a midpoint, with half of all residents being older and half being younger. The national median age is 36.8 years.
•Fully 95% of the seniors in the Sarasota- Bradenton Florida area moved to Florida from another state. Only 53% of the elderly residents of a typical U.S. market were born out of state.

The Portfolio.com rankings were based on an analysis of data from the American Community Survey released by the U.S. Census Bureau in September. The communities analyzed by Portfolio.com included the top 157 metropolitan areas with populations of at least 40,000 residents who could be classified as seniors. Sarasota - Bradenton came out on top.

The Sarasota and Manatee County market was the largest market ranked among the top 10 and it had the highest concentration of seniors among its residents.

Many current Sarasota and Manatee County senior residents of our area began coming to Florida as "snowbirds," or Winter-month visitors. And like them, many of our current snowbird visitors consider buying a home or condo here. Some "snowbirds" also seriously consider taking the additional step of becoming residents of the state of Florida.

There will be more people over age 50 than under 15 in developed countries within the next 25 years. Many mid-size cities have noticed that they have aging populations requiring more and more services just as their younger residents who are needed to provide the tax base to support those needs are moving away.

In some communities a unique and very different approach to this issue is being taken. These cities are making their aging populations the focus of their civic strategies rather treating it as a problem. Looking at the approaches being taken by two U.S. cities will illustrate the point.

Rochester, New York has spent millions trying to attract young people to live "in the city." Monroe County is home to nine colleges and universities, including the University of Rochester's Eastman School of Music and the National Training Institute for the Deaf (NTID) at Rochester Institute of Technology, graduating thousands of young professionals every year. The city has given tax incentives to developers to restore vacant downtown factories and office buildings into upscale loft living spaces. Rochester maintains a constant flow of social and cultural events including an internationally-known jazz festival. They've encouraged the opening of trendy cafes, shops and upscale and boutique restaurants. The city is even tearing down the first enclosed mall in the United States to make room for more modern office spaces attempting, with little success, to attract small and mid-size companies to move into the center city bringing young professionals with them.

It hasn't worked. Young people and young families are leaving New York's upstate cities like Rochester, Syracuse and Buffalo in droves, attracted to bigger cities in warmer climates where there are more high-tech jobs, lower taxes, and a more vibrant social life than Rochester can hope to provide.

By contrast, Sarasota Florida, where the residents of 1 of every 2 homes is at least 60 years old, an entirely different approach is being taken, according to Rich Stover, an avid golfer and Sarasota real estate agent. Sarasota has opted to focus its civic strategy by placing its aging population at the center of the strategy, rather than treating them as a problem. Sarasota focuses its initiatives and investments on providing the products and services needed and wanted by those older citizens.

Some 1,300 doctors are employed in the Sarasota - Bradenton area. According to recent data, Sarasota area home sales in July were just 525, down 48% from June's figure of 776 sales. The sales volume returned to about the level it was at before the federal government's home buyer tax credit program became a factor driving the real estate market.

In July, 374 single family homes were sold, compared to 576 in June 2010. July condominium sales were 151, down from June's figure of 200.

What is happening is exactly what was predicted. "We knew that a time would come when sales would fall back from the high levels we hadn't experienced in almost 5 years once the federal tax credit program ended. The Sarasota real estate market isn't immune to the economic forces which continue to depress home sales nationwide," says Brian Ward, a knowledgeable Sarasota real estate agent, But, he remains confident that better days are coming as the market returns to a stable level.

The months of unsold single family homes on the market rose in July to over 10 months from 6.5 months in June. For condos, the figure rose to almost 14.5 months from about 10.5 months. A 6 month supply of homes on the market is considered equilibrium where neither buyers nor sellers have an advantage in negotiating over price. "Clearly at this point," says one Sarasota FL realtor. "Prospective buyers clearly have the upper hand."

Although the U.S. economy is still soft and consumer confidence remains stagnant and lower than one would hope, new data from the National Association of REALTORS® (NAR), the National Bureau of Economic Research (NBER) and Fortune 500 business CEOs indicate that there really are some positive signs for the future of the American economy, in general, and form home sellers and buyers in particular.

Some of the biggest names in business have said recently that they see a bright future for the U.S. economy, with famed investor Warren Buffett declaring the country and world will not fall back into the grips of the recession. "I am a huge bull on this country. We are not going to have a double-dip recession at all," said Buffett, chairman of Berkshire Hathaway Inc. "I see our businesses coming back across the board."

Others agree. Steve Ballmer of Microsoft says, "I am very enthusiastic about what the future holds for our industry and what our industry will mean for growth in other industries."

Jeffrey Immelt, General Electric CEO says business at GE, one of the world's largest companies, is improving. "General Electric," he said, "is now finding it more profitable to build manufacturing and service centers in the United States rather than overseas, because it is more competitive. That movement will start bringing jobs back to America. The past idea that we could run a country on "nothing more than services was just stupid" to use his words. •Median home prices across the U.S. are stabilizing and economists expect modest home price increases in the 2011-2014 period.
•Real estate speculators have been driven out of the market removing a huge source of instability.

So why do we,as individuals, still express so little confidence in the economic recovery? The first-time home buyer tax credit, which was extended and expanded to include existing homeowners expires at the end of this month.

So, if you've been putting off buying a waterfront home or condo in Sarasota, Lakewood Ranch, Bradenton, Osprey or Venice Florida, thinking maybe prices will go even lower, here's news. Sarasota and Manatee County home prices have gone about as low as they're going to go. T\In fact, in any neighborhoods, hey're actually beginning to increase. So if you've been delaying, it's imperative that you get in contact with a competent Realtor® this week, tour some homes or condos, and get a purchase contract signed on or before April 30th. Otherwise, you will have missed out on the opportunity of a lifetime to get up to a $8,000 income tax credit if you're a first-time buyer or up to $6,500 if you are currently the owner of a home or condo.

It already too late to contract for construction of a new home because, in addition to the requirement to have a home purchase under contract (that means signed by both the buyer and the seller) by April 30, you must also close on the sale on or before June 30, 2010. Unless you buy a builder's spec home, there's no way a reputable builder could build you a home from scratch in the 60 days left before June 30th.

Who qualifies as a first time buyer for up to an $8,000 credit?
The law defines a “first-time home buyer” as anyone who has not owned a principal residence during the 3-year period prior to the purchase. For married taxpayers, the law tests the home ownership history of both buyers. And no, you cannot buy a home in just one of your names. Both parties must qualify. If, for example, you have not owned a home in the past 3 years but your spouse has owned a principal residence, neither you nor your spouse qualifies for the tax credit.

However, there are exceptions. As an example, there is a possibility for unmarried joint purchasers to allocate the credit amount to any buyer who qualifies as a first-time buyer, such as if a parent jointly purchases a home with child. There are also rules about ownership of vacation or rental properties not used as a principal residence.

How is the amount of the first-time buyer tax credit determined?
The tax credit is equal to 10% of the home’s purchase price up to a maximum of $8,000 but there are income limits.

So, you need to speak with a competent Sarasota Realtor to see if you do qualify.

Who qualifies as a existing homeowner buyer for up to the $6,500 credit?
The law defines a tax credit-qualified existing home buyer as a person who has owned and resided in the same home for at least five consecutive years of the eight years prior to the purchase date of the new home. For married taxpayers, the law tests the home ownership history of both the home buyer and his or her spouse. That is, both spouses must qualify as long-time residents, with at least five years of principal residency for each. One point of confusion, however is this... you do not have to purchase a home that is more expensive than your previous home to qualify.

How is the amount of the existing homeowner tax credit determined?
The tax credit is equal to 10% of the home’s purchase price up to a maximum of $6,500. Purchases of homes priced above $800,000 are not eligible for the tax credit. And, yes, there are income limitations. If your income is above the limit, you may still qualify for a partial credit.

With all these technicalities, you really do need to consult with a competent Sarasota Realtor to see if you truly qualify. And do it immediately. A Sarasota Realtor experienced in dealing with these types of situations can tell you after just a brief conversation whether or not you qualify.

Fannie Mae to Boost Florida Condo Sales

Fannie Mae just announced that it will start a thorough review of hundreds of Florida and Sarasota area condominium projects with the prospect of providing them with a new "special approval" label. Fannie Mae wants to restructure mortgage approvals for certain projects that currently do not fit into Fannie Mae guidelines, which has made them difficult to sell.

To this point Fannie Mae, acting under guidelines enacted in March, 2009, has refused to approve and guarantee mortgages on condominium developments where more than 15 percent of owners are delinquent on their association dues.

Under the new program Fannie Mae will also consider the building's occupancy, association dues and the financial stability and physical condition of the development. The program will still be somewhat restrictive in that it will only accept new or newly-converted developments where at least 70 percent of the units are sold or under contract. Nonetheless, this program is expected to provide a huge boost to condominium sales over the next 9 to 18 months across Florida and particularly here in Tampa Bay.

Florida Realtors have been asking Fannie Mae to revise its overly restrictive condo lending guidelines for some time. "This is good news for Florida condo buyers," says Rich Stover, Sarasota realtor, It will help put a more positive spin on the Florida condo market that has been decimated by the housing slump. It will begin to reduce reduce the inventory of unsold condo units here in Sarasota as more prospective condo buyers are approved by lenders for loans on these properties.

Sarasota Area Holiday Boat Parades

Looking for something fun for the family to do this festive time of year? The Sarasota - Bradenton - Venice area offers many family-fun events. One of them is the Bradenton Yacht Club Holiday Boat Parade. Come see, or, if you have a boat, take part in the Annual Bradenton Yacht Club Holiday Boat parade. Sarasota and Venice also host spectacular boat parades this time of year.

The annual Bradenton Yacht Club Holiday Boat Parade occurs on the Manatee River. There is no entry fee and participation is open to all. To get involved with your own boat, you just need to attend the mandatory captain's meeting on the previous Monday and then decorate your boat and show up on December 12th.

The chairperson for this year's event spoke of the many awards available. For those entering for the first time and hoping to win one of the awards, she noted that there are, of course, the typical judging categories for things like boat size, best corporate entry and best theme boat. But, she also mentioned that there are usually also "surprise awards" that may be given for things like the liveliest crew or other attributes that strike the judges fancy at the time.

There will be several locations for spectator viewing at the yacht club as well as along the river. The parade will end at the Bradenton Yacht Club where the decorated boats will be on display for judging and participating boat captains and their crews will enjoy a VIP celebration among all the hoopla and family-fun activities including music by Backyard Bone and a visit by Santa.

The Sarasota Christmas Boat Parade of Lights, now in its 23rd year, will be held on December 12, 2008 at 6:00PM on Sarasota Bay. The best areas for viewing are Bayfront Park, City Island and Centennial Park. Entries will be judged in 6 categories. Awards and trophies will be awarded at a ceremony at Marina Jack at 8:30pm following the parade. The trophy for the "Most Creative" entry will be displayed for one year at Marina Jack's restaurant.

The Venice Boat Parade of Lights, held this year on December 5th, has been held every year since 1989 with the decorated boats becoming more spectacular every year.

Sarasota Ranked # 4 as a "Smarter City"

The Natural Resources Defense Council (NRDC) has just ranked Sarasota Florida at the Number 4 spot on its list of the top small “Smarter Cities.” Sarasota was recognized for the quality of its air and water as well as its environmental standards and participation in programs like green buildings, green space and recycling. Its transportation network and standard of living are also part of the evaluation of a city's rank. "Smarter cities" are considered to be more efficient, more livable and cleaner communities to live in.

Sarasota was scored by www.smartercities.nrdc.org, a website affiliated with the Natural Resources Defense Council. The city of Sarasota ranked 4th after Bellingham, WA, Mountain View, CA and Norwalk, CT in that order among cities with populations between 50,000 and 100,000. No other city in Florida made the top 10 list of "Smarter Small Cities."

The SmarterCities.nrdc.org website said the following about Sarasota:
“... Sarasota has involved its residents through environmental education at schools, community groups including the local women’s club and Boys & Girls Club, and outreach programs like Sustainability Advocacy Volunteer Educators, which provides green internships for high school and college students.

“To increase public awareness of the need for water conservation and protection, Sarasota started a water quality program in 1989. The city’s water system now reclaims 70% of waste water annually. Conservation-pricing encourages consumers and businesses to use less water. Watering of lawns is limited to just one day per week. Sarasota has even started a "rain-barrel demonstration" project at City Hall for watering flower beds without sprinklers, and created a how-to guide for residents to use at home. To protect local landscapes and irrigate efficiently as well as to promote native growth and wildlife, the city encourages Florida-friendly landscaping through websites like floridayards.org.

“The city’s Environmental Management Task Force, formed in 2007, is drafting a Local Climate Action Plan. In April 2008, the city created a full-time Environmental Services position. The city government expedites permits for Green Development and Green Building.”

A few examples exhibit the dedication of the community and its residents to environmental quality. Since initiating a "tree-planting" program in 2000, over 100,000 trees have been planted in City right-of-ways. Sarasota has committed $1.5 million in the next 10 years to the "Green Canopy Partnership" tree-planting program. The North Sarasota Public Library was only the second library structure in the nation to be certified as a "Leadership in Energy and Environmental Design" LEED Gold structure for its use of low-VOC paint and carpeting, water-wise landscaping, and use of recycled building materials.

The city helped found the "Sarasota Bay Estuary Program," dedicated to protecting Sarasota Bay and its connecting waterways. And, Sarasota has a "Green Business Directory" giving visibility to those businesses which provide green products and services.

There is a lot to like about Sarasota Florida including its warm balmy climate, abundant sunshine, golf courses of every type and level of difficulty, soft white beaches, and a vibrant assortment of recreational and cultural activities for every taste and budget. Sarasota Home Sales Continued to Grow in June

Home sales in the Sarasota real estate market rose above the 600 level for only the second time in 26 months in June 2009, while the median sale price rose for both single family and condos, once again demonstrating a market in the initial stages of recovery.

The overall sales level of 610 included 449 homes and 161 condominiums which exceeded sales last month of 506 home and condo sales. The median sale price for single family homes in June was $190,000 up 22.6% from May, 2009. The median sale price for condos was $250,000 up 38% from the level in May. Inventory levels of homes for sale also dropped markedly to under 10 months of supply for single family homes and 16 months supply for condos both again down from previous months.

While Sarasota real estate prices have begun to climb, they are still lower than a year ago primarily due to high numbers of short sales and foreclosures. "Our (Sarasota real estate) market was one of the national 'hot spots' for the real estate boom in 2003-2004, so naturally we experienced a rough couple of years as the market moved toward more normal, realistic pricing." said Bill Geller, Sarasota Association of Realtors president. "But now, the community's incredible amenities and these attractive real estate prices are taking center stage and we're seeing a recovery take root."

At long last, Sarasota real estate prices have started to recover. And, we all know what that means -- "they're going nowhere but higher, and soon!".

Sarasota Area Home Sales Exceed 500 in May

Home sales in the Sarasota real estate market exceeded 500 again in May. Inventory levels dropped and the median sale price for both single family and condominiums stabilized. These statistics all point toward a normalization and moderation of the market following the volatile period of the past two years.

Based upon information provided by the Sarasota Association or Realtors, overall home sales of 506 included 375 single family homes and 131 condominiums. Pending sales also remained at highly elevated levels, with 719 pending sales for single family homes and 210 pending sales of condominiums in May. The trend for pending sales has been upward for several months beginning in March.

“We are all encouraged by the recent strength of the Sarasota real estate market, and we're hopeful that this upward trend will continue as we enter the traditionally slower summer season,” said Sarasota Association of Realtors President, Bill Geller. “Of course, until we get through this period of elevated foreclosures and short sales, the median sales price will remain artificially low."

The median sale price for single family homes in Sarasota stood at $155,000 in May 2009, down slightly from the figure of $160,000 in April. The median sales price for condos was $181,000 in May, also slightly lower than last month’s figure of $182,750. While prices have leveled off, they are still much lower than May of last year, primarily due to the high number of short sales and foreclosures, which have pulled down the median prices from last year’s levels.

The upside to a reduction in the median home price level is that there are bargains available on Sarasota area homes and condos at prices not seen for several years. Even once very pricey waterfront homes and condos are selling at exceptionally modest prices right now. It should be noted, however, that waterfront real estate prices are expected to begin an upward trend sooner than the overall market.
